A huge proportion of Sunshine Coast housing was built as holiday accommodation between the 1950s and 1980s. Those were working builders' homes — and asbestos sheeting was the standard material for walls, wet areas, ceilings, roofing and fencing.
Many of those same properties have since been renovated — often more than once. That's where it gets risky. A previous owner or builder may have cut into, drilled or over-sheeted asbestos-containing materials without knowing. The evidence is now hidden behind new plasterboard or paint.
There's also the coastal deterioration factor. Salt-laden air, high humidity and decades of weather break down asbestos cement sheeting — particularly external cladding, fencing and roofing. Weathered, crumbling or flaking asbestos is the point at which it becomes a genuine health concern rather than a passive one.
Holiday rental owners: if you're renovating a property you also lease out, getting documentation on asbestos is worth having — it protects you if a guest or contractor raises a concern later.
