Water damage and asbestos sheeting is a combination you can't afford to ignore. Here's how we handled it.
A Wongawallan homeowner had a small closet with a ceiling that had been water damaged. The sheeting had sagged, stained and started to deteriorate — and because the home was built in the asbestos era, that sheeting almost certainly contained bonded asbestos.
Water-damaged asbestos is one of the worst cases. As the sheeting breaks down it becomes friable, fibres are more easily released, and the risk goes up significantly. It's not a job to leave, and it's definitely not a job to DIY.

Important note on water-damaged asbestos
If you can see staining, sagging, crumbling or flaking in a ceiling or wall that could be asbestos, don't touch it and don't cut into it. Call a licensed removalist — the material becomes significantly more dangerous once it starts breaking down.
